Tempe is boxed in by its neighbors, so it cannot keep growing outward. What it has instead is a lot of older housing that keeps getting reused. Mid-century ranch homes, 1960s through 80s block houses, small apartment buildings, duplexes and fourplexes, and a large stock of rentals near Arizona State University. Many of these buildings have been through several owners, tenants and roof patches.
That history shapes what we recommend.
Rentals and student housing
If you own a rental near campus, your priorities are usually durability, turnover and keeping tenants from calling about the AC every July. Comfort complaints in older rentals frequently come back to the same things: thin insulation, air leaks around the ceiling, and ducts that have been disturbed over the years.
Between tenants is a good window. We can clear out damaged or dirty material with insulation removal, seal the obvious leaks, and add blown-in insulation to a proper depth. It is a fairly quick job that does not require tenants to move furniture out of the way, because the work happens overhead.
Owner-occupied mid-century homes
Owners renovating a mid-century Tempe home often want more. Some are opening ceilings or walls anyway, which creates the chance to do spray foam in cavities that are normally hard to reach. We talk through what is worth doing while the house is opened up and what can wait.
Many of these homes have low-pitched roofs with shallow attics, sometimes too tight to crawl through comfortably. That limits what can be done from inside. When it is not, we work with the space available and are upfront about the trade-offs.
Heat that lingers after sunset
Tempe sits in the middle of the metro, surrounded by pavement and development on every side. Like central Phoenix, it holds onto daytime heat late into the evening. Houses with thin roof insulation feel that most at bedtime, when the ceiling is still radiating warmth into the room.
Salt River Project territory, mostly
Tempe is mostly served by Salt River Project; the city's own new-resident directory lists Arizona Public Service as well, so a few addresses may differ. Look at your bill to confirm. On either one, Tempe's summer cooling bill is the number insulation work is aimed at.
From first call to final cleanup
We come out for a free assessment and take measurements. A detailed written proposal follows, with scope spelled out. Install day is set for when it works for you or your tenants. We protect the space, clean it out when we leave, and warranty what we complete.
